The home is the single largest transaction in most people's lives. The agent they choose can make a six-figure difference to the outcome. And yet — most homeowners pick an agent based on a billboard, a sign on a lawn, or a vague recommendation from a cousin. We think they deserve better.
How we rank
every agent in Canada.
Transaction volume
Total dollar volume and number of closed sides over a rolling 24-month window. Adjusted for local price tier — high-volume agents in luxury markets aren't unfairly advantaged over high-volume agents in entry-level markets.
List-to-sale ratio
For listing agents, how close to (or above) list price they consistently sell. For buyer's agents, how often they negotiate below list. Both signal real skill, not just hustle.
Days on market
The faster an agent moves listings — at or above target price — the higher they score. Slow sales drag down score regardless of eventual close price.
Consistency
Multi-year performance carries more weight than a single hot quarter. We're looking for sustained excellence, not lottery winners.
Four rules we
will not break.
Agents cannot pay to rank higher.
We don't sell ad placement. We don't sell featured spots. We don't take referral fees from listed agents. Ever.
Rankings update on data, not deals.
Our scoring algorithm is published. It changes only for methodology reasons, never for commercial ones.
The data is verified, not self-reported.
Every transaction in our database is cross-referenced against MLS records and provincial land registry data.
Agents can correct, but cannot remove, data.
If an agent disputes a transaction's attribution, they can request a review. They cannot ask to be removed from rankings.
Why we built
Agentous.
In 2024, one of our founders sold a family home in Toronto. They interviewed three agents — all recommended, all confident, all charming. Two of them oversold the home's value by more than 15% and proposed a price the market wasn't going to support.
The third agent — quieter, less polished, with no billboards or radio ads — told the truth. The home sold in nine days, at 104% of asking. The first two agents' proposals would have left the home sitting on market for months.
That asymmetry — between what an agent says they can do, and what their record actually shows they can do — is the entire reason Agentous exists.
