Overview
These Terms of Service ("Terms") govern your use of Agentous and the related services we offer (collectively, the "Service"). By accessing or using Agentous, you agree to be bound by these Terms. If you do not agree, please do not use the Service.
Agentous is operated from Toronto, Ontario, Canada. The Service is intended for use by individuals located in Canada.
What Agentous offers
Agentous ranks Canadian real estate agents based on verified transaction data drawn from MLS records, provincial land registries, and other public sources. We do not represent buyers or sellers, we do not list properties, and we are not a real estate brokerage.
The information we provide is intended to help you make a more informed choice when selecting an agent. It is not a substitute for your own due diligence or professional advice.
Rankings and data accuracy
Our ranking methodology is described on our About page. While we work hard to keep our data accurate and current, public-record data is occasionally incomplete, misattributed, or delayed in publication.
By using Agentous, you acknowledge that:
- Rankings reflect historical transaction data within a defined window and do not predict future outcomes.
- Past performance is not a guarantee of future results — selecting a top-ranked agent does not ensure any particular outcome.
- Rankings update monthly and the agent ordering you see today may differ from the ordering in a future month.
Not professional advice
Nothing on Agentous constitutes legal, financial, tax, real estate, or other professional advice. Real estate transactions involve significant financial decisions and legal complexity — we strongly recommend consulting a licensed real estate professional, a lawyer, and where appropriate a financial advisor, before making any binding decisions.
Agent profiles
Every active real estate agent in Canada whose transactions appear in our data sources may have a profile on Agentous. Agents may claim and update their profile through a verification process. By claiming a profile, an agent agrees to:
- Provide accurate information about themselves and their practice.
- Not misrepresent their credentials, brokerage affiliation, or experience.
- Respond professionally to consumers who contact them through Agentous.
- Not attempt to influence their ranking through false data, inducements, or by interfering with our review processes.
We may suspend or remove any agent profile that violates these requirements.
Acceptable use
When using Agentous, you agree not to:
- Use the Service for any unlawful purpose or in violation of any applicable law.
- Submit false, misleading, or impersonating information.
- Scrape, harvest, or otherwise extract data in bulk without our written permission.
- Attempt to interfere with, disrupt, or compromise the security of the Service.
- Use any automated means to access the Service in a manner that places undue load on our infrastructure.
- Reverse engineer or attempt to extract our ranking algorithm.
- Reproduce, redistribute, or commercially exploit our content or data without permission.
Content you submit
When you submit information — for example, a review, an inquiry to an agent, or a contact form submission — you grant Agentous a non-exclusive, royalty-free, worldwide license to use, host, and display that content in connection with operating the Service.
You are responsible for the accuracy and lawfulness of what you submit. Reviews must reflect genuine experience and must not contain defamatory, abusive, or otherwise unlawful content. We may remove submissions that violate these requirements.
Intellectual property
The Agentous name, logo, ranking methodology, software, and editorial content are owned by Agentous and protected by Canadian and international intellectual property laws. The underlying transaction data is sourced from public records, but our compilation, weighting, and presentation of that data is proprietary.

Third-party links
Agentous may contain links to third-party websites — for example, an agent's personal website, a brokerage page, or a property listing. We are not responsible for the content, privacy practices, or accuracy of third-party sites and recommend you review their terms before interacting with them.
Disclaimers
The Service is provided "as is" and "as available", without any warranties of any kind, whether express or implied, to the maximum extent permitted by law. We disclaim all implied warranties, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
We do not warrant that the Service will be uninterrupted, free of errors, or free of harmful components. We do not warrant the accuracy, completeness, or reliability of any information available through the Service.
Limitation of liability
To the maximum extent permitted by applicable law, Agentous, its directors, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Service — including but not limited to lost profits, lost data, or business interruption — even if advised of the possibility of such damages.
Some jurisdictions do not permit the exclusion of certain warranties or liability, so portions of this section may not apply to you.
Indemnity
You agree to indemnify and hold Agentous harmless from any claim or demand, including reasonable legal fees, made by any third party arising out of your breach of these Terms, your violation of any law, or your infringement of any third-party right.
Termination
We may suspend or terminate your access to the Service at any time, with or without notice, for any reason — including any violation of these Terms. You may stop using the Service at any time. Sections of these Terms that by their nature should survive termination — including intellectual property, disclaimers, limitation of liability, and governing law — will survive.
Governing law
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict-of-laws principles. You agree that any dispute arising under these Terms will be brought exclusively in the courts of the Province of Ontario.
Changes to these terms
We may update these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Material changes will be announced through a prominent notice on the Service, and where appropriate, by email. Continuing to use Agentous after changes take effect constitutes your acceptance of the updated Terms.
